Selecting the Ideal Tenant

Once a prospective tenant is identified, we manage all tenancy agreements. This includes negotiating terms, conducting comprehensive reference checks (credit scores, employment references, and right to rent checks), and securing a five-week deposit.

Administration & Ongoing Property Management

Our trusted partners at Benjamin Stevens manage key aspects of tenancy administration, including:

- Notifying utility companies and updating meter readings at move-in
- Monthly rent collection and arrears chasing (please note: Benjamin Stevens is not liable for unpaid rent)
- Property inspections every four months, with detailed reports for landlords
- Coordinating maintenance, quotes, and repairs using approved contractors (with prior landlord authorisation)
- Deducting approved maintenance costs directly from rental income

They also protect the tenant’s deposit through the Tenancy Deposit Scheme and issue all required documentation in full compliance with government legislation.

End of Tenancy and Renewals

As tenancies conclude, we facilitate negotiations for renewals between landlords and tenants. Our team ensures smooth transitions and compliance with the Tenancy Deposit Scheme for deposit protection, safeguarding both parties' interests.

Maintenance and Repairs
